The GREENGUARD Tenant’s Legal Liability (TLL) Insurance Program offers owners and managers of multi-family and residential properties a solution to manage the cost of risk and to create a source of additional revenue. There is no cost to start the program and requires no financial obligation. Our Tenant’s Legal Liability program provides you with a level of protection to cover losses caused by residents of your properties and communities with an instant solution to comply with insurance requirements under lease agreements. As with our Renter’s Program, all owners and managers who participate under the GREENGUARD TLL group program are eligible for-profit sharing.
GREENGUARD TLL is powered by Green Mountain Sponsored Captive Insurance Company, Inc., a Vermont based captive insurance company and Strategic Risk Solutions, one of the world’s largest independent captive management firms with over 500 captives programs under management. Coverage is provided by an A-rated insurance carrier. Our unique program provides the on-line software, monitoring, automated reporting, training to employees, claims, and marketing support.
The GREENGUARD TLL program creates a unique profit center solution that not provides insurance for covered resident negligence resulting in damage to the property but also provides for the opportunity to receive an underwriting profit sharing distribution among all participants when the program shows a profit at years end. Resident enrollment is easy and payments are made as part of the monthly rent. Since there is no financial obligation or cost to the owner to participate in GREENGUARD TLL, returns are “risk free.”
GREENGUARD TLL is a community-based property damage liability program. The TLL property damage loss waiver option (to a renter’s policy) enables residents to receive $100,000 of property damage liability protection. Resident enrollment is easy and simple. Creating a mutually satisfying relationship with your community’s resident is important. Higher enrollment of residents in our program can result in increasingly levels of profit sharing among all participants.
The GREENGUARD TLL program is underwritten by Fortegra Companies in many states. Fortegra Companies are rated A- (Excellent) for financial strength and operating performance by A.M. Best. All our products are underwritten by one of the following Fortegra companies, depending on the state: Lyndon Southern Insurance Company, Response Indemnity Company of California, Blue Ridge Indemnity Company and Insurance Company of the South.

Premium from the GREENGUARD TLL program is manged through Green Mountain Sponsored Captive Insurance Company, Inc., a Vermont domiciled captive insurance company. Funds are used to pay all claims and expenses throughout the year. All participants in the program are eligible for a profit distribution in proportion to the percentage of their share of the program’s overall premium. Distributions are made when all claims have been paid
